Located in Kaufman County.
It is known as the antique capital of Texas. So if that’s your jam, Forney may be a great place for you.
They call themselves the city without limits.
This is main street. I mean if this doesn’t say quaint little town, I don’t know what does. I mean, every single box is checked. Diner. Check. Bakery. Check. Boutiques. Check. Trendy Coffee Shop. Check. Tiny park with benches. Check. Old Timey mural. Check.
In the Downtown District of Forney they’ll host an art festival, an artisan and farmers market, and other events throughout the year.
The biggest park in Forney is Forney Community Park. Here at this park you get a little walking path, a splash pad, sports fields, and an amphitheater. It’s a 170-acre community park. The Spellman Amphitheater hosts concerts and movies and seats 5,000. They’ve even done family camp outs here.
Now a lot of people want to know about the schools in Forney. There’s a lot of change happening in Forney with the schools. Due to the development happening in Forney, their school population is expected to double in the next 10 years. By 2030, Forney is expected to add over 30,000 homes.
To their credit, they’re working on that. They recently added three elementary schools, a middle and intermediate school, baseball and softball fields, and an athletic fieldhouse. They have two elementary schools opening up over the next two years, an intermediate school and a middle school, and their flagship project, the OC is opening in the Fall of 2023.
The OC, also known as, The Opportunity Center, is a new educational concept blending career, college, and community to integrate higher education and business for the benefit of students pursuing careers. It also doubles as an event venue on nights, weekends, and evenings to serve the community. It’ll have a student-staffed coffee shop, eateries, auto tech services, cosmetology services, and an early education center. It’ll feature educational partnerships with Dallas College and Texas Tech University.

Is Forney, Texas a good place to live?
That’s a tricky question because what might be good for one person isn’t so great for another. Forney is a city that’s still in transition. It’s located off of highway 80 and because of the growth that has hit here in a short period of time, the infrastructure hasn’t quite caught up to the demand. I mean, you will sit through multiple lights at 548 just to go to Kroger, Walmart, or to get onto 80.
There’s lots of great restaurants here and if you don’t need five-star dining options, you’ll be set. They have Oscar Delta Texas kitchen here. With secret menu items and a grilled avocado smothered in queso and brisket, you can’t go wrong with this top-rated restaurant.
A lot of people live here and commute elsewhere for work. There are not a lot of business centers in Forney. The biggest employers are the local school district and the Amazon Distribution Center.
How much is property tax in Forney, TX
Property taxes in Texas vary from neighborhood to neighborhood and from city to city. If you happen to buy a home in a special tax district like in a MUD or a PID, your taxes will be more. These are special tax districts that pay for infrastructure development like roads, water lines, and sewer lines and they’re more common in newer neighborhoods.
The base tax rate for Forney is 2.2%. Adding a MUD or a PID could put your tax rate to 3%. So if you bought a house for $450,000, that would put your yearly taxes at $13,500 without any exemptions.
Now exemptions are a whole different video, but that’s one thing folks from out of state aren’t aware of and that’s our property taxes here.
Is Forney a fast growing city?
Yes. According to census data, Forney is one of the fastest growing cities in the state of Texas and the second fastest-growing county in the nation. I’d say that’s fast.
How much does it cost to live in Forney, TX?
If you’re looking to buy a home in Forney, you can find a three-bedroom, two-bathroom home starting in the mid $200’s and prices going up from there. The average price for a three-bed, three bath home is currently in the $350,000’s.
